- Cleaning the surface to remove dirt, moss and other debris.
- Sealing leaks, patching holes, cracks and flashings to prevent water infiltration.
- Replacing missing, loose or damaged nails, screws or flashing.
- De-rusting the surface.
- Replacing or repairing gutters.
- Applying new coatings for protection, life extension and improved appearance.
A roof near the end of its serviceable life — between 50 and 60 years — will not be economic to repair, and a re-roof will be the only smart option.
Warranties: 5–10 years on re-roofing (installation related issues), 15–30 years manufacturer’s warranty on materials (rust and corrosion), 1–2 years on repairs.
